A single room uses minimal electricity and water, but a one-bedroom unit comes with more light points, extra sockets, and separate sink areas that steadily drive up monthly bills.

When higher base rent combines with larger utility bills, keeping up with monthly savings becomes tough.

Furnishing extra space

Transport costs present another immediate hurdle. Hiring a pickup or a small lorry in major towns costs between Ksh3,000 and Ksh8,000, depending on the distance and handling required.

However, the biggest shock usually comes when you unload your belongings. Furniture that filled a bedsitter comfortably, like a single bed, a tiny table, and two plastic chairs, leaves a one-bedroom house looking empty.

Buying a basic sofa set, window curtains, a television stand, and extra kitchen storage can easily require another Ksh30,000 in your first month.

Estate agents and caretakers also charge non-refundable agreement fees that many tenants forget to budget for during the move.

To avoid financial stress, financial planners advise building a moving buffer equal to three times your target rent before signing a lease. This emergency pool covers deposits, transport, and basic furnishings, letting you settle into your upgraded home comfortably without borrowing.
